ADU Before & After in Los Angeles, CA

The after is always a permitted, rentable, livable unit. Here is what that progression actually looks like on Los Angeles properties.
Recent Transformations
Garage Conversion ADU: Leimert Park, 2-Car to 1-Bedroom with Kitchenette


The owner bought the property in 2019 assuming the garage was “basically a studio already.” It was not. The roof structure couldn’t carry the mechanical load of a mini-split condenser, the electrical was fed by an illegal extension cord from the main house, and the city required a full fire-rated separation between garage storage and living space. We opened the permit set in March, passed rough inspection in June, and final in August. The tenant moved in September 1st. Under Haven Standard Clause 1, the written price was $147,000 all-in, drawings through final inspection. No change orders.
New Detached ADU: Highland Park, Backyard Slope on Zero-Lot Line


This is the project type that separates ADU specialists from general contractors who “also do ADUs.” The geotechnical report showed expansive clay; we specified a post-tensioned slab rather than a standard thickened-edge footing, which added $18,000 to the foundation line item but eliminated the callback risk. The city inspector for Council District 14 had seen retaining walls fail in the 2023 rains; he scrutinized our drainage details closely. We provided the calc package upfront, he passed it on first review. Written price: $312,000. The owner now collects $2,850 monthly on a property that previously had no backyard function at all.
Junior ADU & Interior Conversion: West Adams, Attached Garage to JADU with Separate Entry


Junior ADUs in Los Angeles have a specific constraint: they must be created within the walls of the existing primary residence, with an interior connection that can be locked from either side. This owner needed the rental income but wanted to retain the option of connecting the space for an aging parent later. We designed the floor raise with removable sleepers, not a concrete pour, so the garage could theoretically be restored. The written price was $89,000. The JADU rents at $1,400, and the owner has a documented photo record of every stage: the subfloor condition, the electrical rough, the insulation inspection, the finish paint.
ADU Site Prep & Utilities: Silver Lake, Hillside with Failed Septic and No Gas Line


Not every project we handle includes the ADU itself. This owner had architects and a builder already selected but no one who would take on the site work without also demanding the construction contract. We bid the site prep and utilities separately under Haven Standard Clause 1: $67,000 written price for excavation, export of 180 cubic yards of unsuitable soil, import of engineered fill, compaction testing, sewer lateral, electrical trench and conduit, gas stub, and drainage to daylight. The geotechnical firm we coordinated with, based in Glendale, had worked this hillside geology before. We passed compaction on the third test, not the first; we documented the failure, the correction, and the pass in the photo record. The owner has since broken ground on a 640 sq ft Cover unit.
Prefab Modular ADU: Venice, Abodu One on Zero-Lot-Line Corner


Prefab and modular ADUs in Los Angeles require a coordinator who speaks both the manufacturer’s language and the city’s. Abodu specifies 8-inch piers on 6-foot centers; Venice’s expansive soil required 12-inch piers on 4-foot centers with rebar cages. We ran that change through Abodu’s engineering team and the LADBS plan check simultaneously, not sequentially. The unit was set by crane on a Tuesday; we passed final inspection eleven days later. Written price: $198,000 for the Abodu unit, our coordination, foundation, utility connections, and finish work. The owner had a written estimate from another firm at $165,000 with no utility relocation included; we provided our Free Second Opinion, identified the missing scope, and the owner chose us for the full contract.
Garage Conversion with Setback Variance: East Hollywood, R-2 Zone with Rear Yard Shortfall


This is where ADU-specific experience matters. A builder without permit history might have suggested demolishing and rebuilding to current setbacks, which would have required a 4-foot side setback the site couldn’t accommodate. We researched the assessor’s construction date, pulled Sanborn fire insurance maps from 1910 and 1921 showing the structure, and filed a Zoning Administrator determination for the variance. The city granted it in six weeks. The conversion itself was straightforward: new electrical, insulation, a 5-foot egress window where the garage door had been, and a small kitchenette. Written price: $134,000. The variance research and filing were included, not billed hourly.
